Most home inspections take approximately 2 to 4 hours, depending on the size, age, condition, and complexity of the property. Larger or multi-unit properties may require additional time.
Should I attend the inspection?
You are welcome and encouraged to attend. Many clients find it helpful to be present, especially near the end of the inspection, so I can point out significant findings and answer questions in person.
When will I receive my inspection report?
Most inspection reports are delivered within 24 hours of the inspection. The report includes photographs, descriptions of significant findings, and practical explanations to help you understand the condition of the property.
What does a home inspection include?
A home inspection is a thorough, non-invasive visual evaluation of the readily accessible systems and components of the property. This generally includes the roof, exterior, structure, electrical, plumbing, heating and cooling systems, attic, insulation, interior, built-in appliances, and other accessible components.
Are there things a standard home inspection does not include?
Yes. A standard home inspection does not include environmental testing or assessment (such as mold, radon, asbestos, or lead). It also does not include items such as pools and spas, playground equipment, or detached structures other than the primary garage unless you add those services to the inspection.
Can parts of the property be excluded because of access or conditions?
Yes. A home inspection is visual and non-invasive, so concealed or inaccessible areas cannot be inspected. Access may also be limited by personal belongings, locked areas, unsafe conditions, inadequate clearances, weather, or other site conditions.
Do I need to sign anything before the inspection?
Yes. After your appointment is confirmed, I will email you an inspection agreement to review and sign before the inspection begins.
How do I pay for the inspection?
You can pay securely through the client portal using a credit card, debit card, or ACH bank transfer. Payment by check is also accepted. Payment is typically due by the time of the inspection.
Can I ask questions after I receive the report?
Yes. Questions about the inspection or report are welcome after the inspection. I want you to understand the findings and what they mean for the property.
How do I schedule an inspection?
Use the "Request Your Inspection" button to select your service and request a preferred morning, afternoon, or evening appointment. I will contact you to confirm the exact appointment time. You may also call, text, or email directly.
What happens if the inspection identifies items needing attention?
Properties always have items that require maintenance, repairs, or further evaluation. My reports explain the implications of each finding and specify which licensed trade specialists to consult for repair estimates, giving you and your agents a clear roadmap for moving forward.
